The House - External

Outside: Double Garage, frequently with beach toys and children’s Body Boards.
Parking for several cars.
Outside Shower: Creating more space inside and keeping sand out, there is a cold water shower at the back of the house.
Barbeque: Please leave it as you would wish to find it.
The front door is approached up the stairs and via the south facing raised patio with a 12 person bench table.
The Garden
The Perran Stream runs through the south facing, sheltered garden which has patios both sides of the stream and lots of places to explore.
Bananas grow, but don’t ripen, beside one of the patios.
The stream is great for paddling and dam building, but please, please remove your dams or the garden will flood. Ducks come to play, frequently.

House Layout and Fittings
Covid-9 has limited our chances to take internal pictures, but the Duchy Holidays’ website, has a comprehensive selection.
Lounge
A large airy room with wooden floors, 3 settees and an armchair. Large Flat-Screen TV (HDMI Cable), DVD Player, Bluetooth Speaker, Full -Fibre WiFi Router (please don’t touch), Bookshelf with a wide selection of Books, Toys and Games (when not prevented by Covid-19!), Log Burning stove and views over the gardens from 3 windows. Double doors to the conservatory.
Conservatory
A room for the morning sun. Table Football, Bookshelf, TV + Video with a selection of favourite Cartoons. Multiple Childrnes games – wooden railway, doll’s house etc (removed by Covid-19 regulations). Fireguard for lounge Log Burner. Double Doors to Garden.
Kitchen
Fully equipped modern kitchen with two electric ovens, 5 ring ceramic hob, large fridge, freezer, dish washer, microwave etc. etc.
Utility Room
The utility room has a large drying area for washing or wetsuits. There are washing and drying machines and a sink.
Front Door
Leading onto a south facing raised patio surrounded by railings, with a very large picnic bench. Access to the drive via steps.

Kid's Bedroom
Children’s bedroom with a bunk bed, full height cupboard and a built in unit with a wash basin.
Bathroom
Walk in Shower, bath, heated towel rail, wash basin and shaving adapter.
Toilet
Toilet with a small wash basin.
Dining Room
Large oak Table seating 11, a (very tiny) priest’s hole, if you can find it.
Back Stairs
Double Bedroom
Triple aspect room with great views over the garden and stream. King size bed, oak wardrobe and chest of drawers, wash basin.
First Floor
Approached by either staircase.
Master Bedroom
Super King Size Pine Sleigh Bed, Oak Wardrobe and Chest of Drawers, full length mirror and window seat.
En-suite Bathroom
Walk in shower, toilet, wash basin, towel rails.
Front Stairs
Bedroom
3 single beds, chairs, Pine chest of drawers, bookshelf, hanging area. Immersion heater controls.
En-suite Bathroom
Corner bath, toilet, wash basin, with a nautical theme.
Bedroom
2 single beds, futon, pine chest of drawers, TV (Freeview) and DVD player. Triple aspect.
